Assessment Payments
You are able to process a one-time payment or set up recurring payments using e-check, debit card or credit card through an online payment system, PayLease/Zego. There is a nominal fee for all online payments.

This website is an information resource for our homeowners and a place to communicate with our Community Management company and Community Association Board of Directors.
Homeowners, please register to receive email updates. It is the Board’s plan to reduce paper mailings and to begin communicating more efficiently with electronic mail as much as possible.
IMPORTANT REMINDERS WHEN INSTALLING A FENCE
- Have your property surveyed and the boundaries clearly marked.
- Obtain board approval for the fence installation.
- Apply for a permit from the township.
- Ensure the fence is installed on your property, not on your neighbors or on common ground of the Association. If your fence is not within your property boundaries, you will be required to move it.
Emerald Ash Borer Beetle
For the past ten years or so this invasive pest has been damaging and ultimately killing the Ash trees in Pennsylvania. This is not news to the Board of Directors. We’ve been increasing our tree maintenance budget by a few thousand dollars each year to address the removal of these (and other) tree hazards as our community trees age.

After much discussion and consultations with a tree expert and our legal counsel, the Board has voted to enact a special assessment for tree maintenance that will give us the funds required to make significant progress in removing the worst of the diseased and dying/dead Ash trees. We believe this action is necessary for the safety of our residents and our property.
Accordingly, The Board is requiring, from each household, a one-time special assessment of $250 to cover the costs associated with the first phase of this project. We recognize that your regular (annual) assessment is due 1/1/2024 and have therefore delayed the due date of the special assessment until 3/1/2024.
Tennis Court Update
CPM and the Board are in the process of selecting a qualified contractor.
Due to dilapidated conditions and an engineer’s recommendations, the tennis courts are beyond cosmetic repair and maintenance. This spring or early summer the tennis courts will be rebuilt and the parking lot resurfaced. The proposed design will provide three full size tennis courts and four pickleball courts within the original footprint. From the time the construction begins, the courts will be unavailable for a period of 8 weeks +/- 2 weeks.
CPM and the Board thanks everyone for their patience while the procurement process is completed, and construction is underway.
